Before we even put pencil to paper,  we'll discuss your budget. It is our goal to reconcile your hopes and dreams with the amount of money you would like to put toward attaining them. We want to assure you that your budget will always be kept in mind. Throughout the design process we will draw upon our many years of experience and offer our expertise in considering the construction budget.

After completion of the conceptual design process we then have the tedious task of thoroughly describing your project in a language that the selected contractors can understand. D'Aconti + Dirr is an extremely detail oriented firm and takes great pride in producing contract documents that are complete, which allows you to know exactly what to expect of the contractor and exactly what the contractor is expected to provide. A complete set of detailed contract documents facilitates the comparative bidding process. Without a complete set of documents the bidding process becomes cumbersome and a fair comparison becomes virtually impossible.

We use the latest computer aided drafting and rendering programs to prepare all design and construction drawings. This form of documentation is expeditiously transmitted electronically to our various consultants.

D'Aconti + Dirr Architects are a full service architectural firm specializing in custom residential design. We integrate architectural design, interior design, and landscape design in search of a continuum of concept creating a seamless flow from the rooms contained within to the landscape surrounding them.

We will research all pertinent zoning ordinances dictated by your governing township. Your project will be designed to meet all federal and state building codes as well as local zoning laws. Should you wish to propose a project that would not meet the local zoning laws we will assist you in applying for a variance.

Throughout our years in practice we have skillfully grafted additions onto many existing homes. Whether we are giving an existing 1960's Colonial home a completely new personality or adding a few bedrooms onto a 1980's Contemporary, our goal is to do it congruously, in a seamless fashion. If done professionally, the integration of new and existing space should be harmonious, both in interior floor plan flow as well as exterior massing. When this process is not carried out with a deft hand the surgically added portion of the project becomes all too apparent.

We regularly attend seminars to keep well informed in the latest energy related issues such as LEED certification, HERS ENERGY STAR Labeled Homes Program, geothermal heating and cooling and passive and active solar energy systems. Based on your direction we can integrate energy-conscious design into your project to the degree that you desire. We are aware of sustainable design principles and actively pursue solutions that include environmentally responsible materials and products. All of our projects meet or exceed existing town, state, or federally mandated energy codes and requirements.
